Tenant Fees Information

ASSURED SHORTHOLD TENANCIES:
As well as paying the rent, you may also be required to make the following permitted payments;

Permitted Payments:

Before the tenancy starts (payable to Hobson Property)

  • Holding Deposit: 1 weeks' rent

    • This Holding Deposit is to reserve the property and, please note, will be withheld if any relevant person withdraws from the tenancy, fails their Right-to-Rent check or their credit check, provides materially significant false or misleading information, or fails to sign their tenancy agreement within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).​

  • Deposit: 5 weeks' rent (if under £50,000 a year) or 6 weeks' rent (if over £50,000 a year)


During the tenancy payable to Hobson Property:

(All our fees shown are inclusive of 20% of VAT)

  • Late Payment of Rent; 3% on top of the Bank of England's interest rate (per day).

  • Loss of Keys; £25

  • Loss of Security Device; £50

  • Loss of Entrance Fob; £75

  • Early Termination/ Surrender; payment of £50 and any unpaid rent.

  • Change of Sharer (per person); £50

  • Variation or Novation of Contract; £50

If higher costs have been incurred due to your request or default, you will be given a full breakdown of the payment due.
 

During the Tenancy (payable to the Provider)

  • Utilities - gas, electricity, water

  • Communications - telephone and broadband

  • Installation of cable/satellite

  • Subscription to cable/satellite supplier

  • Television licence

  • Council Tax
